The No. 1 thing that you must do to make sure that your home sells is to have pricing that makes sense for the market. This is very crucial and would depend on the home’s condition, which is another important factor that you have to know when selling. Is the property as clean as it possibly can be? Do you have fresh carpet, paint, flooring, and all the things that would make your home super appealing to a buyer? Are there any funny odors or anything that would turn a buyer off? By pricing your home correctly, you get to control the market.

Experience shows that during the first 7 to 10 days after listing your home in a market like this one, sellers have the best chance of winning the negotiation. The longer it sits, the more buyers will see your listing as stale or a home that other buyers have effectively passed up.
Another critical factor that you should be aware of is the market’s absorption rate. Right now, we are at about three months’ supply of homes, the highest it has been in almost two years. It is still a seller's market, but not as extreme as the first part of 2022. It may take just a little bit longer to get your home sold; you may need to enter the market like it's a competition, meaning you have to show the buyer that your home has the best value for its price.
