5 Tips for Buying & Selling a House All At Once

If you’re selling your home and need to buy another one at the same time, what’s the best way to go about it? Here are my tips:
1. Plan ahead. Take some time to plan and think through your move. It’s important to do a room-by-room review and identify the three P's: packing, purging, and planning to get your home ready for the market. This will help make for a faster sale that will bring you the most money possible.
2. Budget accordingly. Determine what your listing budget will be to get your home on the market. Whether your budget is $0 or several thousand dollars, it’s important to know in advance so that you know how to most wisely spend your money so that you get a huge return on your investment. I don’t just mean a dollar-for-dollar return—you should be looking for $3 to $5 back on every $1 you would spend.

3. Price your home correctly. Your home needs to be priced competitively and be in top condition so that buyers will want to choose your home over your competition. A home’s price can often make the difference between selling and failing to sell.
4. Search for a new home to buy. Too many times we’ll see people who need to buy and sell at the same time start their process by searching for homes before moving to the steps laid out in points No. 1-3. However, you really do need to wait to begin searching for homes, since your purchase will likely be contingent on the sale of your current one.
5. Take your time. Remember that a house is most people’s biggest asset, liability, and monthly payment. Taking your time will ensure a smooth buy-sell transition and create fewer headaches for you at the end of the day when you finally get the keys to your new home.
