Fall is well underway and winter is just around the corner, which has some wondering whether it’s too late to sell your current home and to buy your next one. Actually, it isn’t. Not only is there still time to buy and sell in 2019, but it may be the best time to do so.
First of all, rumors of a coming crash are, thankfully, unfounded. The market runs in cycles, so the softening that may lie ahead is actually quite normal. Still, making a move sooner than later will give you the unique opportunity to enjoy some of our market’s current advantages, like low interest rates. Many people who purchased property back before the last market crash weren’t truly qualified to do so. This created a lot of issues, but these issues have since been resolved thanks to stricter lending regulations.
In fact, just a couple years ago, Tampa was one of the hottest markets in the country to own real estate in; and we continue to be a great place to buy and sell to this day.

Right now, there are about 2.7 months’ worth of inventory available on our market. This means that if no new properties were listed during that time, we would completely run out of listings. This is a decent increase from the inventory levels we’ve seen in past months and years, but it is still low enough to generate a healthy level of demand among buyers. In other words, our market is prime for buyers and sellers alike.
Another notable development in our market is the continued rise of home prices. Combined with our super-low interest rates and the “portability” that’s available in our market, it’s an incredible time to move from one home to the next. If you aren’t familiar with the term, “portability” is essentially the ability to take the difference between your assessed value and your market value (along with your Homestead Exemption) with you to your next home.
The bottom line is that 2019 may be the very best time for you to sell.
