How You Can Get Started on a New-Build Home
There are three common options for buying a newly built home.
It’s a crazy competitive market, and many buyers can’t find what they want, so you’ve decided to build one! Now what? Today we’re going to talk about how to start building your next home. The first thing you need to understand is the different types of build options you have:
A spec home. This is where a builder develops a plot of land by putting in all the utilities. They know exactly how many homes they will build, where those homes will go, and they’ll even have some predetermined plans and specs. The builder will start constructing those homes before they have a buyer in mind. That’s how most new homes are built around here.

A tract home. A developer will prepare a piece of land, determine how many lots it will have, and open those lots up. They will either make the lots available to any builder or have a set number of builders in mind. The homes can be semi-customized or fully customized in some cases.
A custom home. This means you pick the land from scratch, design every detail, and do all the finishings from beginning to end. Building a custom home is more comprehensive and expensive, but it’s a great way to get exactly what you want.
